is an opportunity to invest in commercial real estate. It is an unlisted property trust with interests in a portfolio of 11 institutional grade CBD office properties in five of Australia's major centres with a weighting toward the country's largest office market, Sydney CBD (78% by value).

This Fund is an established commercial real estate fund which already holds or has interests in a diversified portfolio of quality office buildings in Sydney, Brisbane, Adelaide and Canberra. The Fund will seek to acquire further property interests over time. The Fund will also generally hold up to 10% of its gross assets in liquid assets in the form of cash and units in property trusts listed on the ASX, and borrows to invest.

The Fund will seek to acquire further property interests over time. The Fund will generally maintain an exposure of up to 10% of its gross assets in liquid assets in the form of cash and units in listed property trusts, and borrows to invest.
 
Investment objective
 
The aim is to optimise distribution returns and provide capital growth. No particular return is forecast or guaranteed. However, in order to earn the performance-based component of Investa's fee, the Fund must provide a Total Return of at least 10% p.a. after fees and expenses, assessed over 5 year periods.
